Living in Heritage Oaks: A Resident's Guide

Welcome to the first post in our Heritage Oaks community series. Whether you've lived here for years, just moved in, or you're thinking about buying — here's what makes this community tick.

What Heritage Oaks Is

Heritage Oaks Golf & Country Club is a private, 24-hour gated community just east of I-75 in Sarasota. About 850 homes sit across roughly 500 acres of lakes, nature preserves, and golf course — it's a certified Audubon community, so the wildlife sightings are a daily feature, not a bonus.

The big thing to understand: Heritage Oaks is a bundled community. Club membership comes with your home purchase. Every owner is a member, and every member is an owner. That single structure is what keeps the community's finances sound and its amenities consistently maintained.

The Golf

The centerpiece is the 18-hole championship course, redesigned by Ron Garl. There's a full practice facility, plus clinics, leagues, and events for every skill level — from serious players to people picking up the game for the first time.

Beyond the Course

Five heated pools, including a resort-style main pool at the clubhouse. A state-of-the-art fitness center with fitness classes. Lighted Har-Tru tennis courts. Miles of walking and biking trails. The renovated 20,000-square-foot clubhouse has a restaurant with chef-curated menus — fine dining when you want it, the 19th Hole Grill when you don't — plus a packed social calendar of themed dinners, events, clubs, and charitable happenings.

The Homes

Heritage Oaks offers a real range: maintenance-free verandas, club homes, and golf villas for lock-and-leave part time residents, all the way up to patio homes and single-family homes. That mix is part of the appeal — full-timers, seasonal residents, and everyone in between.

Location

You're minutes from I-75, which means downtown Sarasota, UTC shopping and dining, and the arts district are all an easy drive. Siesta Key Beach is about 30 minutes; Lido Key about 25. You get the gated-community quiet without feeling removed from anything.

Thinking About Buying Here?

Heritage Oaks rewards buyers who understand the bundled model — your HOA and club costs are one conversation, not two. Work with someone who knows the nuances of the community, the fee structures, and which homes fit full-time vs. seasonal living.
